Hyatt Approved a 650-Room All-Inclusive for Punta Cana — But You Can't Book It Yet
Hyatt signed a management deal with Codelpa to build a massive Hyatt Ziva in Punta Cana, with five pools, a waterpark, and a 2029 opening.
Hyatt has signed a management agreement with Dominican developer Codelpa to build a new Hyatt Ziva resort in Punta Cana, adding a 650-room property to one of the Caribbean's most competitive all-inclusive markets. The resort is expected to open in 2029.
The property will be among the largest family-focused resorts in the Hyatt Ziva lineup, featuring five pools that include adults-only and children's sections, a water park, bowling alley, ropes courses, and a full sports program covering pickleball and tennis. Dining runs to five specialty restaurants plus an international buffet, snack bar, coffee shop, ice cream venue, beach club, and six bars. A dedicated adults-only building adds a layer of flexibility that most family all-inclusives don't offer.
Codelpa president Alvaro Peña said the deal follows the "successful debut" of Secrets Tides Punta Cana, another Codelpa-backed property, signaling the developer is building out a significant cluster in the area. Javier Águila, president of Hyatt's Inclusive Collection, said the project reflects the company's "long-term commitment" to the Dominican Republic, where it currently operates 34 hotels totaling roughly 17,000 rooms.
Hyatt Ziva already operates in the region — Hyatt Ziva Cap Cana sits a short distance from the planned site. That kind of geographic proximity is consistent with the brand's approach of clustering properties to capture multiple traveler segments within the same destination zone. Additional Hyatt pipeline projects in Punta Cana include Hyatt Vivid Punta Cana and Secrets Macao Beach, both expected to open before the Ziva property arrives.
For families loyal to the Hyatt Ziva experience, the Punta Cana announcement means more options are coming — just not anytime soon.
