Rixos Hotels is converting the Grand Park Royal Cancún into its first-ever Americas property, bringing its Ultra All-Inclusive concept to Mexico's Hotel Zone in late 2026.

Rixos Hotels, the Turkish-born luxury all-inclusive powerhouse, is making its long-awaited Americas debut with a property in Cancún's Hotel Zone. The brand will take over the Grand Park Royal Cancún at Km 10.5 on Kukulcán Boulevard, converting it into a full Rixos resort expected to open in late 2026.

The move is part of a broader three-property expansion across Mexico by Ennismore, the lifestyle hospitality company jointly owned by Accor. Alongside Cancún, Rixos-branded resorts are also planned for Cozumel and Puerto Vallarta, all undergoing renovations and rebranding.

Rixos is known for a style of all-inclusive that goes far beyond the Caribbean standard. The brand's "Ultra All-Inclusive" concept features international DJ residencies, on-site music festivals, professional-grade sports facilities with CrossFit boxes and antigravity yoga, and children's programs that function as standalone mini-villages with their own restaurants and amphitheaters.

The Cancún property will be the flagship for Rixos in the Western Hemisphere. To support the expansion, Ennismore has opened a regional office in Cancún alongside its existing properties in the area, including SLS Playa Mujeres.

For a market already crowded with luxury all-inclusives, Rixos brings a distinctly different energy. Where most Caribbean resorts lean into tranquility and relaxation, Rixos leans into spectacle — a model that has made it the dominant all-inclusive brand across Turkey, the UAE, and Egypt. Whether that high-octane approach resonates with the Cancún crowd remains the big question heading into 2027.
