This Art Deco Miami Beach Landmark Just Reopened After a $100 Million Makeover

Park Hotels & Resorts has reopened the Royal Palm South Beach with 404 renovated rooms, four new restaurants and a redesigned arrival.

Park Hotels & Resorts has reopened the Royal Palm South Beach Miami after a renovation topping $100 million, returning one of Collins Avenue's Art Deco landmarks to service with a fully reimagined look.

The oceanfront property, a Tribute Portfolio resort, now offers 404 renovated guest rooms and suites — including 11 brand-new rooms — across its East and West towers and Lanai bungalow. The overhaul added a redesigned lobby and arrival experience, four new food and beverage concepts, upgraded pool and beachfront amenities, and roughly 20,000 square feet of modernized meeting and event space.

Park expects the improvements to nearly double the hotel's earnings once they stabilize. "Since 2018, we have invested over $430 million in ROI-driven projects across our core portfolio," said chairman and CEO Thomas Baltimore Jr., who called the Royal Palm "another compelling example of how we are unlocking embedded value."

The reopening lands during a busy stretch for Miami Beach. The iconic Delano returned in June, and the W South Beach is set to convert to Hilton's Waldorf Astoria brand after its own renovation. Park has recently completed redevelopments at the Bonnet Creek complex in Orlando, the Hilton Santa Barbara Beachfront Resort and Casa Marina and The Reach in Key West.

Baltimore described Miami as "one of the strongest lodging markets in the country," a reason the company chose to pour nine figures into a property with roots in the 1930s. For travelers, the result is a historic South Beach address with new restaurants, refreshed rooms and expanded event space — steps from the sand.
