A Major Hotel Brand Is Opening Its First-Ever All-Inclusive — Here Is Where

IHG’s lifestyle brand Kimpton is planning 16 hotel openings in 2026, including its first-ever all-inclusive resort on Mexico’s Riviera Maya.

IHG Hotels and Resorts’ lifestyle brand Kimpton is in the midst of a major growth phase, with 16 hotel openings planned for 2026 representing a 20% expansion of its portfolio. The most notable addition for the resort world: Kimpton Tres Rios Riviera Maya, the brand’s first-ever all-inclusive property.

A Nature-First All-Inclusive

The resort is a conversion of the former Hacienda Tres Rios on Mexico’s Riviera Maya, operated by Sunset World Group. The property offers 355 suites spread across a 326-acre nature park, with seven restaurants, five bars, and a 10,000-square-foot spa. The natural setting distinguishes it from the typical large-scale all-inclusive format that dominates the Mexican Caribbean coastline.

16 Openings in One Year

Beyond the Riviera Maya all-inclusive, Kimpton has resort-style openings planned in Monterey, California (Kimpton Mirador Pacific Grove) and Scottsdale, Arizona (Kimpton Miralina Resort and Villas). Internationally, the brand will debut in Doha, Qatar and Marrakech, Morocco. Two Manhattan hotels are opening in March alone, including the 529-room Kimpton Era Midtown near Rockefeller Center.

With 67 properties in the development pipeline and an all-inclusive now in the mix, Kimpton is signaling that IHG sees the lifestyle-meets-all-inclusive segment as a real growth opportunity across Riviera Maya and beyond.
