This New Cancun-Area All-Inclusive Wants to Be a Family Resort and an Adults-Only Escape at Once
A 435-suite resort opening near Cancun in February 2027 splits itself in two, letting couples and families share the same address without sharing the same experience.
Finest Resorts is opening its most ambitious property yet, and it refuses to pick a side. Finest Riviera Cancun debuts Feb. 11, 2027 in Puerto Morelos with 435 suites, four main pools and 18 bars, built around a single idea: a family vacation and an adults-only getaway happening under one roof.
The resort belongs to The Excellence Collection, the operator behind Excellence Riviera Cancun and the adults-only Excellence Playa Mujeres. Rather than commit to one crowd, it layers two premium tiers into the same property. The Excellence Club is reserved for guests 18 and older, with two private pools, a private beach section, a dedicated lounge and adults-only restaurants. The Finest Club offers a similar upgraded experience — its own pool, beach area, lounge and restaurant — but keeps children welcome, so multigenerational groups can stay together while adults still slip into grown-up spaces.
The room count leans heavily toward families. The 435 suites include family suites with two-story rooftop terraces and plunge pools, swim-up accommodations with direct pool access, and higher categories with full private pools. Every suite has a balcony or terrace, a jacuzzi for two and 24-hour room service.
Dining stretches across 10 international concepts, from a Mexican kitchen and interactive Japanese teppanyaki to a Peruvian-Asian venue, a steakhouse, a lobster house, an Italian trattoria and an adults-only French restaurant. Families get an Imagine Kids Club, a splash park and a water-slide park.
The opening lands in the middle of an all-inclusive building boom along the Riviera Maya and Cancun corridor. Finest has run this dual-audience formula before at Finest Punta Cana — and it's betting the same split works on the Mexican Caribbean.
