This Hotel Brand Didn't Exist Three Years Ago — Now It Has 100 Properties Across 12 Countries
IHG's Garner Hotels hits the 100-property milestone faster than any brand in the company's history, with 80 more in the pipeline.
Garner Hotels, the midscale conversion brand IHG launched in August 2023, has reached 100 open properties worldwide — making it the fastest-scaling global brand in IHG's history. With nearly 80 more hotels already signed, the brand is on track to double its footprint by 2027.
The growth has been spread across every major region. In the Americas, Garner recorded 32 signings and 23 openings last year alone, including its first property in Mexico (Garner Hotel Mazatlan Beach) and new U.S. locations near Arizona's Lake Powell and in Butte, Montana. Across Europe, the Middle East, Asia, and Africa, Garner opened more hotels than any other IHG brand in 2025 — 43 total — largely powered by 56 conversions in Germany.
In Asia, properties in Osaka, Kyoto, and Tokyo have introduced IHG's midscale conversion concept to a market known for valuing efficiency and consistency. Future expansion targets include Greater China, India, and secondary U.S. markets.
What Makes Garner Different
Unlike ground-up hotel builds that take years, Garner is a conversion brand — it rebrands existing independent hotels under the IHG umbrella, giving them access to the IHG One Rewards loyalty program and global distribution while keeping individual character intact. It's a model that has proven especially effective in markets where independent hotels struggle with visibility.
For the all-inclusive sector, IHG's aggressive midscale expansion signals broader industry momentum. The company already operates in the all-inclusive space through select partnerships, and a larger global hotel footprint means more potential feeder properties sending guests toward resort destinations in the Caribbean and Mexico.
The 100-property milestone in under three years is a pace that even established brands like Hilton and Marriott haven't matched with their own recent brand launches.
