TripAdvisor
The Heritage Grand Perast's real advantage is its address: you're staying inside a restored Venetian-era palace in a car-free town on the Bay of Kotor, 45 minutes from Tivat Airport. That setting — baroque courtyards, direct sea access, views of the island church of Our Lady of the Rocks — is genuinely hard to replicate anywhere else in the Adriatic. The Rixos brand name adds operational polish without stamping out the historic character.
This property works best for couples and independent travelers who want a high-design base for exploring Montenegro, not a resort where everything is handled for them. Rooms start at 269 sq ft (Perast Superior) and climb to 850 sq ft for the Royal Suite, with family duplex options (646 sq ft, two floors, up to four guests) for those traveling with children. Don't expect an activity director or poolside games; the appeal here is architecture, location, and quiet.
Be clear on what's included before you book. The Heritage Grand Perast is primarily sold as Bed and Breakfast — not the full Rixos all-inclusive format. That means the Cataleya Spa's thermal circuit (hammam, sauna, 18m indoor heated pool, ice fountain) comes free, but dining beyond breakfast, water sports, and most excursions cost extra. Guests who arrive expecting all-day free drinks are frequently disappointed.
The main guest complaint worth noting: dinner service quality lags behind the breakfast experience, which is consistently rated excellent. The smarter approach — skip the in-house dinner at least half the time and walk to one of Perast's small local restaurants, most within five minutes on foot. Some rooms also have compressor/ventilation noise issues; request a courtyard-side room if you're a light sleeper. Parking is off-site, a noted friction point for guests arriving by car.
For context: Tivat Airport (TIV) is about 45 minutes away; Dubrovnik (DBV) is 1 hour 15 minutes. The Bay of Kotor is a protected UNESCO area and notoriously popular in July and August — if you visit in shoulder season (May, June, or September), the town is far more relaxed and the bay is swimmable with no crowds.
