Hilton has officially signed a new residential resort in Las Terrenas, a fast-growing beach town on the Dominican Republic's Samaná Peninsula. The project adds to the hotel giant's expanding Caribbean development pipeline and reflects the industry's deepening bet on branded residential resorts.

Las Terrenas has emerged as one of the DR's most appealing enclaves for international travelers and real estate investors alike. The town sits on the country's less-developed north coast, known for long stretches of palm-lined beach, a walkable town center, and a mix of European and Dominican culture that sets it apart from the mega-resort corridors of Punta Cana and Cap Cana.

Hilton's move into Las Terrenas signals the brand's interest in markets beyond the island's established tourism hubs. The company already has a significant presence in the Dominican Republic through properties like Hilton La Romana, its all-inclusive family resort on the southeastern coast, and the Zemi Miches Punta Cana, a Curio Collection property on the country's eastern shore.

Branded residential resorts have become the Caribbean's hottest development category. The model — where a major hotel brand manages a resort that includes privately owned residences alongside traditional hotel rooms — appeals to developers because residential sales can offset construction costs, and to buyers who get access to hotel-quality amenities and rental management under a trusted name.

Hilton has been expanding aggressively across the Caribbean. Earlier this year, the company unveiled The Westerly, a new adults-only tower at its flagship Aruba property with 161 oversized rooms. The company is also planning its first Conrad-branded resort in Greece and has deepened its resort pipeline across Mexico with properties in destinations like Tulum, Playa del Carmen, and Vallarta.
