Nikki Beach Resort & Spa Antigua has completed clearing and grading and is installing pilings as it moves toward vertical construction, according to an October 13 update. The development on Jolly Beach is targeting a 2030 opening, so this is a construction milestone for a future resort rather than a new place to book a near-term holiday.

How far along is the development?

The developer says more than 4,600 stone columns and 1,200 Controlled Modulus Columns have been installed, with the stone-column program more than 85 percent complete. Those are ground-improvement works supporting the next stage of building. The announcement describes progress toward vertical construction, rather than saying the hotel buildings are finished.

Ayre Group is developing the project, with Nikki Beach Hospitality Group set to operate it. The latest release puts the development value above $400 million. For prospective guests, the more useful measure will be subsequent milestones that establish when accommodation and guest facilities are ready to operate together.

What kind of stay is planned?

The announced mix is 82 hotel rooms and 134 branded residences, including seven four-bedroom beachfront villas. Planned amenities include five food and beverage outlets, two heated resort pools, an Aquatic Centre and The Reef club for children and teenagers. An 11,000-square-foot spa and fitness centre is another part of the proposed resort.

The residence website also describes an Owners' Lounge with its own gym. That distinction matters when comparing future accommodation: an amenity promoted to residence owners should not be assumed available to every hotel guest. The same care applies to villa pools and other benefits tied to a particular category.

What does the 2030 target mean for planning?

The current resort-opening target is 2030. The developer's background material also refers to construction completion in 2029, which is a different milestone. Travelers should use the opening target for a future holiday shortlist and wait for confirmed booking dates before linking the project to flights or a fixed celebration.

The official aerial imagery shows the planned development, rather than an operating resort. Treat its pools, landscaping and beachfront buildings as a preview subject to change. When reservations eventually launch, ask which facilities will open with the first rooms, what the selected rate includes and which services are restricted to owners. Those answers will be more useful for choosing a stay than the size of the construction investment alone.
