This Ultra-Luxury Brand Just Broke Ground on Its First-Ever Caribbean Resort

Mandarin Oriental has broken ground on the first new-build resort it has ever developed in the Caribbean. The ultra-luxury brand's project — Mandarin Oriental Residences, Grand Cayman — started construction this month and is targeted for completion in early 2028.

The development pairs a 91-room resort with two collections of branded residences. The Beach House collection places 20 residences directly above the hotel with access to its amenities, while the Ocean House collection adds 22 homes in a boutique building along Grand Cayman's rugged iron shore coastline.

Demand has run ahead of the shovels. The developers, Melkonian Capital Management and RAL Companies, say more than 40 percent of the residences sold before the official launch, largely by word of mouth — a notable figure for a project without a standing building to tour.

Guests and owners will share a familiar Mandarin Oriental amenity set: a spa, fitness center, infinity pools, several oceanfront dining venues and a private 1,000-foot crescent beach, plus a roster of marine activities suited to the island's famously clear water.

The groundbreaking underscores how aggressively luxury hotel brands are chasing the Caribbean's high end, planting flags on islands long dominated by independent villas and a handful of legacy names. Grand Cayman, better known for banking and diving than for big-brand resorts, now joins the list of destinations where a marquee name is staking a permanent claim. For Mandarin Oriental, it marks a first foothold in a region where rivals have been expanding fast.
