One of the Riviera Maya's Largest All-Inclusives Just Got a Floor-to-Ceiling Makeover — and It's Almost Ready
The Grand Riviera Princess is reopening in mid-April after a five-month closure for a comprehensive renovation of its rooms, family suites, and shared facilities.
Princess Hotels & Resorts is putting the finishing touches on one of the biggest renovation projects in the Riviera Maya right now. The Grand Riviera Princess All Suites Resort & Spa closed its doors on November 1 for a comprehensive transformation and is set to reopen in mid-April 2026.
The overhaul covers the entire property. All guest suites are being refreshed, and the Princess Family Club section — which closed even earlier, in mid-October — is getting a complete room reconfiguration. Each of the 144 family rooms will now feature one king bed for parents and three single bunk beds, accommodating families of up to five.
Part of a Larger Comeback
The renovation follows closely on the heels of the Grand Sunset Princess next door, which reopened ahead of schedule after its own renovation. The two resorts share all facilities and restaurants, operating as one massive complex with two separate reception areas — so the Grand Riviera's refresh effectively completes the transformation of the entire Princess compound in Playa del Carmen.
For the Riviera Maya, this matters. The Grand Riviera Princess is one of the destination's largest all-inclusive properties, and the combined Princess complex is among the biggest resort operations on Mexico's Caribbean coast. A modernized product could help the area compete with the wave of new luxury openings in nearby Cancun and Tulum.
Princess Hotels has not yet released images of the renovated rooms, but the sister property's update offers a preview of the direction: cleaner design, upgraded amenities, and a focus on family-friendly configurations that reflect how all-inclusive guests actually travel.
Bookings for stays from mid-April onward are already available through the Princess Hotels website and major travel agencies.
