Corinthia Will Build Its First Caribbean Hotel on Grace Bay's Last Empty Beachfront
Corinthia Group will develop a 50-suite hotel and branded residences on Grace Bay with Carolina Partners, aiming to start construction in 2027.
Corinthia is coming to the Caribbean. On Sept. 23, Corinthia Group said it will develop its first hotel in the region on the last remaining undeveloped beachfront parcel along Grace Bay in Turks and Caicos, in partnership with Carolina Partners Ltd.
The plan pairs an ultra-luxury 50-suite Corinthia hotel with fully serviced branded residences, including beachfront villas, casitas, and condominiums. Corinthia Real Estate Ventures will lead the project. Corinthia Hotels will manage the finished resort once it opens.
Where the project sits on Grace Bay
Grace Bay is one of the Caribbean's most watched stretches of sand, and this site has been assembled over more than 25 years by the Cummings family through Carolina Partners. Corinthia called it the premier location on that shoreline. Karen Cummings, a managing member of Carolina Partners, said the family sought a partner whose design and service standards matched the beach itself.
For guests who already chase Grace Bay for powder-soft sand and calm, shallow water, another low-density luxury flag matters. Corinthia is better known for city hotels in London, Rome, New York, and Brussels. A beachfront Caribbean debut puts the brand into a market where travelers compare spa days, beach clubs, and suite privacy as carefully as they compare dining.
What guests should expect on site
Beyond the hotel and residences, Corinthia sketched a full resort layer: a spa and wellness center, multiple swimming pools, a beach club, signature restaurants, retail, padel courts, and curated lifestyle programming. Architecture is meant to lean on natural ventilation and indoor-outdoor living inspired by the Caicos Banks, not a glass tower dropped on the sand.
The project is still moving toward formal planning approval. Construction is expected to begin in 2027. That timeline means rooms are not bookable yet, but the announcement already reshapes the Grace Bay pipeline for travelers planning multi-year Caribbean trips.
Why this matters for Caribbean luxury travel
Grace Bay has densified quickly with resorts, residences, and branded villas. A Corinthia arrival on the last empty beachfront parcel signals that European ultra-luxury groups still see Turks and Caicos as a growth market, even as inventory tightens. For guests, the so-what is simple: another high-service, low-key suite product is coming to a beach that already sells out peak weeks, and branded ownership will sit beside hotel stays.
Corinthia also framed the deal as its North American entry for Corinthia Real Estate Ventures, alongside a wider pipeline in Europe, the Maldives, and the Middle East. Guests shopping Grace Bay for 2028 and beyond should watch planning updates, residence release timing, and how the beach club and spa are positioned against neighbors already open on the same shore.
