A 1,350-acre oceanfront resort on Florida's northeast coast reopened this week after a top-to-bottom renovation touching all 401 rooms.

Omni Amelia Island Resort & Spa has completed a $40 million renovation, the company announced Tuesday, capping a project that reworked nearly every corner of the 1,350-acre oceanfront property on Florida's northeast coast.

All 401 guest rooms and suites were redesigned around what the resort calls a coastal-luxury palette, leaning on the Spanish moss-draped live oaks and maritime history that define Amelia Island. The refresh extended well past the rooms, reaching the spa, public spaces, conference venues and the food-and-beverage program.

Dining picked up several new concepts: coastal Italian spot Nonna Mia, seafood-focused Surfcaster, a revamped breakfast venue called FloraBelle, and Palmetto Press Coffee & Provisions, a new market and cafe. The spa's 19 treatment rooms were updated alongside a new outdoor serenity courtyard with hot tubs, a cold plunge and lounge seating.

Families weren't left out. The resort's Camp Amelia added a Gamers Lounge, and the grounds gained Little Sandy, a short golf and putting course designed by Beau Welling.

The work is one piece of a much larger bet. Omni committed to a five-year, $1.5 billion portfolio transformation in 2023, and the Amelia Island project follows the $65 million restoration of the Omni Parker House in Boston completed last fall. For a brand better known for city-center landmarks, the reinvestment signals how much weight it is putting on its resort properties as high-end travelers keep spending on experiences over goods.
