One of Florida's Most Iconic Beach Resorts Just Sold for $835 Million — and a Major Makeover Is Coming
The 809-room JW Marriott Marco Island Beach Resort is changing hands in the largest real estate deal in Southwest Florida history, with the buyer planning significant upgrades.
The JW Marriott Marco Island Beach Resort — an 809-room beachfront property on Florida's Gulf Coast — is being sold for $835 million, making it the largest real estate transaction in Southwest Florida history.
Sculptor Diversified Real Estate Income Trust disclosed the pending deal in an SEC filing, with closing expected by May 1. The buyer is acquiring the resort from Barings LLC, the real estate investment arm of MassMutual, and plans to pour additional capital into upgrades within the first two years of ownership.
What's Getting Upgraded
Sculptor's investment plan targets guest rooms, the spa, pool areas, and golf amenities. The transaction includes more than 10 acres of beachfront land plus the Hammock Bay and Rookery golf courses — a package that gives the new owner significant room to expand and modernize.
The property has a long history. It opened in 1971 as the Marco Beach Hotel and Villas, was acquired by Marriott in 1979, and underwent a $320 million renovation before being rebranded as a JW Marriott in 2016. That earlier overhaul transformed it into one of the Gulf Coast's premier luxury resorts, and the new ownership group appears to be betting that another round of investment will push it further upmarket.
Why It Matters
The deal signals continued investor confidence in premium resort real estate, even as interest rates remain elevated. Large-scale resort transactions have picked up in 2026, with hospitality companies and investment trusts competing for trophy properties in high-demand coastal markets. Marco Island, a barrier island off Naples, has long been one of Florida's most affluent resort destinations, and an $835 million price tag reflects just how valuable beachfront inventory has become.
The resort will continue operating under the JW Marriott flag, so Marriott Bonvoy members won't see any disruption — just a better product once renovations are complete.
