This Storied Island Resort Sits at the Center of the Biggest Renovation in Bermuda's History

Fairmont is overhauling roughly a fifth of its portfolio, and its Bermuda flagship is the centerpiece of the plan.

Fairmont Hotels & Resorts says it is now transforming about 20 percent of its global portfolio, and the most ambitious project on the list is Fairmont Southampton in Bermuda — a redevelopment the brand calls the largest renovation project in the island's history. The reimagined resort is slated to reopen in fall 2026.

Bermuda isn't the only major reopening on the calendar. Fairmont Grand Hotel Geneva in Switzerland is also due back in fall 2026, adding elegant loggias to rooms overlooking Lake Geneva. Across North America, the brand is pouring money into its heritage properties: guestroom and bathroom work at Fairmont Château Laurier in Ottawa, a new Presidential Suite at Fairmont Tremblant in Quebec, 96 renovated rooms at Fairmont Waterfront in Vancouver, and 34 new Gold guestrooms at Fairmont Le Château Frontenac in Quebec City. In London, The Savoy continues restoration work on its Art Deco and Edwardian wings.

Several transformations are already finished. Fairmont Jasper Park Lodge in Alberta reopened its iconic main lodge after a multi-phase repositioning, Fairmont Orchid on Hawaii Island wrapped a multi-million-dollar refresh, and Fairmont Kea Lani on Maui brought back its signature restaurant, Ko. Still to come: a complete overhaul of Fairmont Winnipeg, and Fairmont Beijing, which closes September 1, 2026 for a full renovation.

Chief Executive Omer Acar framed the spending as a bet on both heritage and growth, pointing to new-build openings like Fairmont Doha, Fairmont Hanoi and Fairmont Tokyo alongside the renovations. The message to guests is that the brand's grand old landmarks aren't standing still — and that a stay at several of them will look markedly different by next year.
