Bermuda's largest resort is getting close to a comeback. The Fairmont Southampton, which closed for a massive overhaul backed by $550 million in financing, is now deep into construction and targeting a summer 2026 reopening. It is the largest hotel renovation in Bermuda's history, and the scope matches the number.
The rebuild touches nearly every part of the property. All 593 guest rooms are being fully redesigned, with demolition now complete and framing, drywall, and mechanical work underway. The lobby, reception areas, meeting spaces, and dining venues are all being reimagined from the ground up. Reservations were expected to go live this spring.
One of the biggest transformations is happening at the resort's Beach Club, which overlooks Bermuda's south shore. The club is being redesigned with a new grill and a resort-style pool, with the final concrete pour completed earlier this year and exterior finishes wrapping up through the winter months.
The project is led by Gencom, the Miami-based hospitality investment firm that secured the $550 million in recapitalization and redevelopment financing. The Fairmont Southampton has long been a cornerstone of Bermuda's tourism economy, and its extended closure created a noticeable gap in the island's luxury hotel inventory.
When it reopens, the property will offer over 47,000 square feet of meeting and event space, including one of the largest ballrooms on the island — a feature that positions it to compete for group business and destination weddings alongside Caribbean mega-resorts.
For Bermuda, the stakes are high. Getting the Fairmont back online with a modern product could reshape the island's positioning in the luxury resort market for years to come.
